Help with bidding on this multiple commercial buildings under one property manager

    I am bidding on 9 commercial buildings for one property manager. I am not sure I trust him, as he seemed kind of hesitant over the phone when I was quoting him on everything.

    Does anyone have a good commercial contract that would hold up in court? The window have hard water stains that will NOT come out without a buffer. The property manager is aware of this and mentioned it and said don't worry about it, just clean the glass. Nothing else really, just the glass themselves.

    Any opinions?
